Time to Paint?

Is your house in need of a fresh coat of paint or just a bit of touch up work? Whether finishing one last home improvement project before the holidays or planning to get ready for spring cleaning, now is a great time to get bids from painting contractors. If you would like to paint a different color scheme than what is currently on your home, Architectural Approval is required. Please remember to submit a fully completed form including the neighbor-awareness portion. Download the ARC Application through this website by hovering over the “Documents” tab above, select “General”, and log-in to the Vivo Portal.

 


Be Rattlesnake Safe

With the coming of spring and warmer weather conditions, snakes of many species are through hunkering down, making human encounters with these elusive creatures more likely. Although most native snakes are harmless, the California Department of Fish and Wildlife (CDFW) recommends steering clear of the venomous rattlesnake – and knowing what to do in the event of a strike.

Rattlesnakes are widespread in California and are found in a variety of habitat throughout the state from coastal to desert. They have been found in urban areas, on riverbanks and lakeside parks and at golf courses. They may also turn up around homes and yards in brushy areas and under woodpiles. Generally not aggressive, rattlesnakes will likely retreat if given room or not deliberately provoked or threatened. Most bites occur when a rattlesnake is handled or accidentally touched by someone walking or climbing.

Stay off the slopes and be alert when outdoors

Rattlesnakes are a native species in Rancho Santa Margarita, so residents should use caution outdoors. The landscaper has reported numerous rattlesnakes on the slope area behind the community. Please stay off the slopes and be sure to keep all children and pets off the slope as well. When walking in local parks, stick to well-established trails and stay out of brush.

What to do in the event of a snake bite

Though uncommon, rattlesnake bites do occur, so have a plan in place for responding to any situation. Carry a cell phone, hike with a companion who can assist in an emergency and make sure that family or friends know where you are going and when you will be checking in. In the event of a bite:

  • Stay calm but act quickly.
  • Remove watches, rings, etc., which may constrict swelling.
  • Transport the victim to the nearest medical facility.

Payment Processor Upgrade

Action Property Management is proud to be your management team and it is our pleasure to serve you. We will be transitioning to a new third party payment processor that will provide upgraded payment options and increased proactive security enhancements. Especially in today’s age of cyber malpractice, your security is absolutely crucial.

Homeowners currently signed up for AutoPay were mailed and e-mailed a letter with additional details on June 29th, 2017. Please reach out to communitycare@actionlife.com if you have any questions.

Homeowners currently signed up for AutoPay will transition to the upgraded processor effective September 25th, 2017. No action is required on your part.


Adjourned Annual Membership Meeting

The Adjourned Annual Membership Meeting is scheduled to be held on Wednesday, July 19, 2017 at 7:00 p.m. The meeting will be held at the Bell Tower Community Center, 22232 El Paseo, Rancho Santa Margarita, CA 92688.

At this time, we have not received enough ballots to hold the Annual Membership Meeting. If you have not yet submitted your ballot, please do so prior to July 19th, in order to meet the quorum requirements dictated by the Association’s governing documents. If you have lost or misplaced your ballot or would like a proxy, please contact Management at 949-450-0202 to request the voting materials be mailed to you.

Exterior Paint Reminder

Now that the weather is improving and sunny days are ahead of us, this is a good time to thoroughly inspect your property for maintenance items. It has been noted during recent property inspections that there are several homes that are in need of exterior paint. Please take the time to review the paint SAMLARC color schemes which can be viewed online at http://www.samlarc.org/paint-submittal. Please note that Lyon Monterrey is part of the “Golf Course Village”. Homeowners can also visit SAMLARC’s office at 22342A Avenida Empresa, Suite 102A, Rancho Santa Margarita, CA 92688to view the paint color schemes.


New Gate Code

Effective February 1, 2017, the gate code for the community will change. The new gate code was mailed with the December billing statement to all homeowners. If your property is tenant-occupied, please be sure to provide your tenants with the new gate code. The old and new gate codes will work subsequently during the month of February. Please contact Management to obtain the new gate code if you have lost or misplaced the notice sent out.
