Street Work Update

Dear Monterrey Estates Homeowners and Residents,

We wanted to provide you with an update on the street paving project and some important information about next steps.”
– Phase 1 complete: The removal and replacement of the asphalt has finished.
– What you may notice: Small pieces of asphalt coming up are normal during this stage; this is called “shedding.”
– Additional repairs: A few areas were identified that require follow-up repairs prior to the final surface treatment.
– Phase 2 (seal coat): The repairs and the seal coat are expected to take place in September 2026 once the new asphalt has had time to properly cure. The exact date and schedule will be announced as soon as it is confirmed.
– Access during Phase 2: All streets will be closed to vehicles while the seal coat is applied in a single pass. The streets will be closed for approximately a day and a half. The association is currently investigating alternate parking locations for homeowners and will provide parking instructions when the schedule is finalized. Please note and prepare:
· Do not drive on streets while work or closures are posted.
· Do not scheduled deliveries on the workdays.
· Follow posted signs and worker instructions during the project.
· Avoid walking on freshly applied seal coat until it is fully cured.
· Expect advance notice with exact dates, closure times, and alternate parking locations.

Questions or concerns: Please watch community notices and the association website for updates; a formal notification will be emailed to all homeowners when the Phase 2 schedule is confirmed.Thank you for your patience and cooperation.

Street Work

Phase one of the street rehabilitation has been completed. Phase two is currently being scheduled. Information on the next phase will be emailed to all owners once available.

Street Closures

The Association has contracted with United Paving to rehabilitate the community streets. Two inches of the existing asphalt will be removed and replaced. The work will be completed in two phases:

PHASE ONE: Monday, June 22, 2026, and Tuesday, June 23, 2026

Streets closed from 7:00 AM until after 5:00 PM

Affected areas: exit side of the gate (closed), part of Santa Sophia, Santa Arletta, and Santa Nella.

PHASE TWO: Monday, June 29, 2026, and Tuesday, June 30, 2026

Streets closed from 7:00 AM until after 5:00 PM

Affected areas: entrance side of the gate (closed), part of Santa Sophia, Santa Gustavo, and Santa Inez.

Vehicles parked after 7am in the work area will be towed at the owner’s expense.

Important instructions:

  • The streets will reopen after 5pm, however you are strongly encouraged to park on Banderas. Residents who enter the work area do at their own risk. Once the pavement is ground down the pavement will be uneven, which could be a hazard. United Paving is recommending that residents utilize the sidewalks for walking and stay off the ground down pavement.  Because of safety concerns we are also recommending that residents park out on Banderas overnight and utilize the sidewalks in the community to access their homes. 
  • Residents in the affected areas should park on Banderas.  Please try not to park elsewhere in the community — parking is very limited.
  • Follow all posted signs and the phase schedule. Remove vehicles from the work area by 7:00 AM on each phase day or they will be towed at the owner’s expense.
  • If your home is rented, please forward this information to your tenants.
